The Piney-Z Community Development District (CDD) governs and operates the lodge, swimming pool, fitness center and pavilion, and operates, on lease from the Homeowners Association (HOA), a majority of the Rosemary White Playground and Gazebo Park. These amenities are managed on a daily basis by the CDD Manager in partnership with the Buildings and Grounds Manager. The CDD office, located in the lodge at 950 Piney-Z Plantation Road, is open Monday through Thursday, 11:00 am to 4:00 pm. Staff may be reached at (850) 656-4007.

The district’s amenities are available for regular use by residents, pass holders and their guests.  When using the pool or fitness center, guests must always be accompanied by a resident or pass holder. A key fob is required to gain access, and may be obtained at the office in the lodge.   A driver’s license (or other picture i.d.) along with a current utility bill are required to register for and receive a key fob. A renter must also provide a copy of his/her lease. The fob may not be used by anyone other than the registrant and other adults living in the household. It must be returned to the CDD Manager when the registrant no longer owns, rents or is a pass holder in Piney-Z. No more than two key fobs may be issued for a single address; the cost per fob is $9.00.  Lost fobs must be reported immediately, and replacement fobs are also $9.00 each.

Resident
An individual who resides on a regular basis in a home within the community development district as a property owner, renter, member of a household, or an individual or entity owning one or more lots within Piney-Z

Pass Holder
A non-resident who pays an annual fee to use regularly the Piney-Z amenities, and members of that pass holder’s household.

Guest
Any individual not residing in Piney-Z, excluding current pass holders. Guests must be accompanied by a resident or pass holder when using the amenities.

The lodge and pavilion are also available for private events sponsored by residents and non-residents alike. From bridal and baby showers to vow renewals, graduations, class and family reunions, birthday, anniversary and holiday parties, or for meetings with a purpose or “just because,” our amenities can provide a perfect setting for whatever you have planned. Please know that our Piney-Z homeowners expect, and are entitled to, a peaceful environment. They have been encouraged to call the Tallahassee Police Department (606-5800) if they feel that excessive noise is emanating from the grounds of the CDD; to avoid their having to make that call we ask that anyone renting the amenities be respectful of our homeowners.
