Amenities
The Piney-Z amenities include the lodge, pavilion, swimming pool, fitness center (located on the lower level of the lodge), and playground. Residents and the public may rent the lodge and pavilion. Non-residents (excluding passholders) pay a higher rental fee, as residents pay an annual fee for the upkeep of the facilities. Contact the on-site CDD office if you would like to view the facilities or learn more about them.
Passholder Program
A passholder is a non-resident who pays an annual fee to use, along with members of their household, the Piney-Z amenities. The passholder cost is the same as the annual assessment paid by resident households. Contact the on-site CDD office if you are interested in our passholder program. Passholders have lower priority than Piney-Z residents for amenities access and are limited in number.

Swimming Pool

Our swimming pool is designed for the enjoyment of our residents, passholders, and guests. However, swimming pools represent the most significant risk of serious injury or death in children ages 1 to 4. An adult parent or legal guardian must supervise children when they use the swimming pool.
- There are no lifeguards on duty at the Piney-Z swimming pool. Our pool attendants are on deck to provide a pleasant pool experience for residents and guests. Please be supportive of and responsive to them.
- The sign-in sheet includes waiver language; each person entering the pool area is required to sign in. An adult parent or legal guardian will be required to sign in for each person age 15 and under who is entering with them.
- The Piney-Z CDD swimming pool is typically open between the end of April and mid-October. The maximum bathing load is 108. Key fobs, available to residents and passholders for a fee in the office, are required for access. Each household may bring up to four guests.
- Children aged 15 and under must be accompanied at all times by a parent, legal guardian, or other designated adult. If your child is 15 years old or under, do not leave them unsupervised at the pool. If this occurs, the pool attendants will instruct the child to sit out until the parent or responsible adult is present.
- Children aged 16 through 17 entering the pool without a parent or legal guardian must be prepared to provide staff with an access control device (fob), a government-issued photo ID, and information on how to reach their parent(s) or legal guardian(s).
- Eating and drinking, except for water in unbreakable containers, are not permitted in the enclosed pool area. You may enjoy any food and non-alcoholic beverages (not contained in glass) you wish to bring to the pool area at the picnic tables immediately adjacent to the pool.
- Pool availability is always contingent upon the weather. The pool will be closed during periods of thunder and lightning and may also be closed periodically to address pool maintenance and prohibited incidents in the pool.
Fitness Center
- Any resident, passholder, or guest wishing to use the fitness center must first have a properly signed liability waiver on file in the office.
- The Piney-Z CDD fitness center is open from 5:00 AM to 11:00 PM (users must have entered the fitness center by 10:00 PM) daily.
- Attempts to gain access before 5:00 AM or after 11:00 PM will trigger the security alarm.

Children under the age of 12 are not allowed in the exercise area. There is a play area in the fitness center designated for children while their parent, legal guardian, or designated adult is engaged in activity in the fitness center.

Children aged 12 through 15 must be accompanied at all times in the fitness center by a parent, legal guardian, or
designated adult. -
Children aged 16 through 17 must be prepared to provide CDD management with access control
device, government-issued photo identification, and information on how to reach immediately
their parent(s) or legal guardian(s).
Playground
- The Piney-Z playground is designed for children aged 2 to 12 years.
- The playground is available for Piney-Z residents, their guests, and passholders.
- The playground is used at the user's risk.
- All children must be accompanied by a parent or a person over the age of 14.
